Report of KSANG Delegates to Kwara with respect to Ksang Village anf Mortgage Financing.

The summary report below is a summary of the KSANG Delegate visit to Kwara last month.  The development is very exciting.  The report is very clear, but the most exciting piece that is not in the report is that as of today, at least 2 Banks from Nigeria are COMING to our Convention in Seattle in less than 2 months, to open INDIVIDUAL MORTGAGE ACCOUNTS for our respective KSANG Home BUYERS at attractive interest rates and terms!!!  As we all know, KSANG Home is a major program on our agenda for the convention, so since this is a banking transaction, it is imperative and compulsory for all interested buyers to be on location in Seattle by Thursday, July 2, 2010 in order to attend the detailed presentation on the subject and also have a one-on-one meeting with the lenders while they are here in the USA.  The developer has already mobilized pertinent equipments to start the project before or by the convention.  A full project report will be presented by the Developer in Seattle.
 
Everyone is advised to book your flight NOW, to avoid summer fare hike.  There will be more information coming your way as the development evolves.  Feel free to contact me or Eng. Adepoju.

Kwara Trip Punch List (April 2010)
 
1. Held official meeting with the Chief of Staff to the State Governor, the Hon. Commissioner for Industry and Solid Minerals and the DG of Lands Bureau at the Government House. 
 
2. Held another official meeting with the DG lands and the Commissioner for Industry the second time at the Ministry of Housing and Urban Development.
 
3. Our Land ground rent was reviewed. We were allowed to pay the old rate up to the end of last year, 2009. The new rate will as enacted into state law in 2009, will start from January this year (2010).
 
4. Our request for land allocation for the proposed building industry has receive positive consideration by Government. There was an indication that a portion of the new Kwara State Free Trade Zone would be allocated to us for the purpose. Effort is on ground to acquire the R of O soonest. The Director General of  Lands and the Commissioner for Industries are handling this aspect for us.
 
5. Bank account has been opened for Ksang Homes International in Ilorin, both checking (in Naira) and domiciliary accounts (in Hard currencies).
 
6. Ksang Village Project agreement has been signed and sealed.
 
7. The original copies of the C of O's have been handed over to Lawyer Okandeji for pending validation requirement (new law) and custody.
 
8. Met with the Governor Bukola Saraki and updated him on our progress on the project, briefed him on the proposed building industry (KSANG-TIAHCO Nig Ltd.) and formerly accepted our invitation to the Seattle Convention on July 1-4, 2010.
 
9. Visited both Oshun and Ogun State Governors, gave them invitations for the Convention. They are both coming to our Seattle convention.
 
10. Paid courtesy call on the Emir of Ilorin in his palace, he also accepted and confirmed his presence at our Seattle Convention in JULY.
 
11. Visited the V.C. of the new Kwara State University at their permanent site in Malete, invited him also to the Educational Forums and opportunity under considerations for collaborations with a US based University.
 
12. Visited NTA station in Ilorin. Both our President, Mr. Amolegbe and his Vice, Mr. Biodun Aina were featured at the evening news of the day.  The management gave the delegation a grand reception same evening.
 
13. Visited some housing project sites in Ilorin.
 
14. Visited Ksang new office in Ilorin. 
 
Full report to all would be made available as soon as  the delegation secretary, Mr. Ibrahim Aroworowon is back from Nigeria next week.

PROGRESS REPORT UPDATE (as of February 2010)

Ladies and Gentlemen, the first round of this offer had come and gone as of July
01, 2009 and we are already into the next round of payments which will expire in
April, 2010 .
Various activities of the KVC to‐date could be summed up as follows:

􀂾 The residential home units sale prices are out while the associated building
plans would be rolled out in March.

􀂾 Developer for the Project has been commissioned. Final Joint Venture
agreement will be signed in due course. Vetting of working designs and
specifications are in progress.

􀂾 Engagement of Attorney at Law Firm in Nigeria, ‘Profiles Megakonsult’ has
been effected.

􀂾 The topographic survey of the land area has been completed and
forwarded to the Developer,

􀂾 Registration of the corporation ‘Ksang Homes International’ in Nigeria has
been completed.

􀂾 Sent the KV Project PRO to Houston to represent KSANG and distribute the
project flyers at the ODUNA annual conference last September.

􀂾 Bought a two full page advert in the IGBOMINA DAY program brochure.
The celebration took place at Oke‐Ode in Kwara State on February 19,
2010.

􀂾 Recommend a delegation of the President and KVC/NEC members to meet
the State Governor for possible waiver on the ground rent increase with
special reference to the relevant clauses in the C of O and also to discuss
other matters including but not limited to the planned establishment of
Tiahco Industry in Kwara State and the proposed Seattle Convention in
July, 2010.

􀂾 Organized Ksang Village Development Workshop @ Marriot Hotel,
Waldorf, Maryland which drew quite a good number of participants from
all the chapters including the entire KVC members, KSANG national
executive members as well as the Developer and some Stakeholders
despite the heavy down pour of snow that was experienced in the
Washington DC area during the period.

Workshop Resolutions:

(1) That Ksang Homes International should be treated as being affiliated to
KSANG national as the parent organ.

(2) That price fluctuation on cost of each the residential unit should not
exceed 1 to 2% of the agreed price at the signing of the Joint Venture
agreement except for major inflation in the Nigerian economy.

(3) That the national president should lead the planned delegation of
KVC/NEC members to the State Governor in March, 2010.

(4) That the KVC chairman should forward the committee’s nomination and
criteria for the appointment of Board of Directors for Ksang Home
International to N.E.C. for their necessary consideration and establishment.

(5) That the Developer should explore various mortgage finance options and
provide such to all prospective buyers from KSANG to encourage them
participate in the project.

(6) That KSANG prospective buyers in good standing may enjoy up to 25%
discount on housing units of their choice through the use of Tiahco
products. This would be resolved by N.E.C. in collaboration with KVC and
the Developer after the TIAHCO prices are finally obtained from the
construction company.

(7) That the promise by the Developer of a two year project implementation
plan including the erection of first sample model on site by July 2010 should
be noted in the records and its accomplishment monitored accordingly.

(8) That the available project construction management positions with their
job descriptions be advertised, while qualified candidates be selected with
special preference to KSANG members in good standing.

(9) That the project management posts should be filled with equal slots
going to KSANG and TIAHCO respectively.

(10) That all revised items in the agreement be effected per legal advice
from our lawyer.

(11) That the National President should go ahead and sign the Joint
Venture agreement on behalf of KSANG or KVC as the case may be.

(12) The architectural designs as presented by the Developer were
adopted with the following recommendations.

• That the village should be monitored by both public and private
security operatives.

• That bore holes should be provided in addition to the proposed
mini‐dam as an alternative water supply source.

• That our legal advisers both in U.S and Nigeria should develop a
legal frame work that could be forwarded to the Kwara State
Government to prevent other entities from tapping into the village
source of water supply scheme.

The following residential unit prices submitted by the Developer were adopted:

Townhouse‐2   N12.64 million ($84,266.67)
Three Bed‐1     N21.73 million ($144,748.00)
Three Bed‐2     N16.30 million ($108,640.00)

PROPOSED KSANG VILLAGE DEVELOPMENT PROJECT WORKSHOP

As part of our on-going effort in moving Ksang Village project to its next stage of development, the Ksang Village Committee has resolved to hold an in-house workshop with the Developer on the above date to deliberate, negotiate and approve the preliminary working documents as well as discuss other vital issues relating to the take-off of the construction phase of the project including but not limited to the establishment of the residential unit prices and the signing of the project agreement.

 

I presume we all realize the fact that we are fast approaching the February, 2010 cut-off date for fulfilling certain conditions stipulated in the C of O documents. As a matter of fact, we are presently deficient in the payment of the ground rent as well as on the breaking of ground for construction works which is already due.

 

However we have been keeping the Ministry of Land and Housing abreast of our continued effort in fulfilling these challenges.

 

We believe this meeting will avail us that opportunity to devise solutions that will assist us to get back on track as we forge ahead with the mission.
